Victorian and Edwardian terraces make up most of E17, but Walthamstow has something almost nowhere else in London does: the Warner properties. Built by the Warner Estate from the 1890s onwards, these are purpose-built two-storey maisonettes — each half has its own front door and its own garden, so they read as houses from the street and are anything but. Around Walthamstow Village the stock is older again.

The things worth knowing before an assessor turns up at a Walthamstow address.
This is the single most-often-botched assessment in E17. A Warner property was purpose-built as a maisonette, not converted from a house, and the heat-loss floors and ceilings are treated differently as a result. An assessor who has not met one before will reach for the terraced-house assumptions and produce the wrong answer.
The older core of Walthamstow has conservation-area protection, which restricts what you can do to windows and frontages. Same point as Leytonstone: it does not change the rating, it changes which recommendations are worth reading.

The minimum rating a landlord must hold rises from E to C — 2028 for new tenancies, October 2030 for the rest. What that means depends heavily on what you own, and Walthamstow is a specific case.
Waltham Forest has a lot of private rented stock, so this lands hard in E17. Warner maisonettes are the awkward case: more exposed floor and ceiling area than a mid-terrace, so C is harder to reach and the spending cap is likelier to bind.
