How much does an EPC cost with Envirocept?
A domestic EPC is £49 for a studio, £69 for up to 3 bedrooms, or £89 for 4 to 5 bedrooms, inclusive of lodgement with no VAT to add. Properties of 6 bedrooms or more are quoted individually. Book and pay online in two minutes — we call you to arrange the visit, and your certificate is lodged within 48 hours of it. PAS 2035 Retrofit Assessments start from £299, quoted before you commit, and an EPC Improvement Plan is £149, or £189 bundled with a new EPC.
How long does an EPC survey take?
A domestic survey typically takes 30–45 minutes on site. Your certificate is then lodged on the central government EPC register, usually within 48 hours of the visit.
Are your assessors accredited?
Yes — Envirocept assessments are carried out by elmhurst energy & ecmk accredited assessors (Elmhurst Energy member EES/036737, ECMK member ECMK308081), qualified to Level 3 in Domestic Energy Assessment and Domestic Retrofit Assessment, and Enhanced DBS checked.
Do I legally need an EPC?
You must have a valid EPC to sell, let or complete construction of a property in the UK. Landlords must also meet Minimum Energy Efficiency Standards (MEES) — currently Band E for lettings, with government targets moving toward Band C.
What areas do you cover?
We are based in London and cover the whole of the capital directly. Outside London, coverage is arranged on request — tell us the postcode and we will confirm before you book or pay anything.
What is a PAS 2035 Retrofit Assessment?
It is a whole-house survey required under PAS 2035:2023 before government-funded retrofit work (such as ECO4 or the Boiler Upgrade Scheme) can begin. It covers an occupancy assessment, property condition survey, ventilation audit and a full RdSAP energy evaluation.
