The housing stock in Brixton

Brixton runs uphill, and the housing changes as it climbs. Around the town centre and the flat ground it is dense late-Victorian terrace, most of it converted into two or three flats. Climb Brixton Hill into SW2 and the houses get considerably larger — semi-detached and detached villas built for a wealthier Victorian buyer, many of them now flats as well. Threaded through both are sizeable 1960s and 1970s estates.

What ratings usually look like here

D is the usual outcome for a converted flat and for an unimproved whole terrace. C is reachable with a modern boiler, proper controls and a well insulated loft where there is still a loft to insulate.

What that means for your EPC in Brixton

The things worth knowing before an assessor turns up at a Brixton address.

Which flat you own decides the result

In a three-way conversion the ground floor loses heat through the floor, the top floor loses it through the roof, and the middle flat loses it through neither because there is a heated home above and below. Same building, same windows, three genuinely different ratings. This is the most common reason a Brixton owner is surprised by their certificate, in both directions.

The hill villas fall into the larger price band

Plenty of the houses on and above Brixton Hill have four or five bedrooms once the loft is counted, which puts them in the larger-property tier. They also carry a lot of heated volume, so an old boiler costs them more in the rating than it would in a small terrace.

Loft rooms hide what the assessor needs to see

Roof conversions are everywhere up the hill. Once the loft is a bedroom there is no insulation left to inspect, and the assessment has to fall back on what can be evidenced. Building control paperwork or the original drawings are worth finding beforehand — they can be the difference between a poor assumed default and a much better recorded figure.

The 2030 rule change in Brixton

The minimum rating a landlord must hold rises from E to C — 2028 for new tenancies, October 2030 for the rest. What that means depends heavily on what you own, and Brixton is a specific case.

Brixton has a very high proportion of let flats, and the conversions are where landlords get caught out: a top-floor flat in a building where the roof was never properly insulated can sit a full band below its neighbour downstairs. If you own several flats in one converted house, they will not all score the same and they will not all need the same work.

EPCs in Brixton — your questions

I own the middle flat in a converted Brixton house. Why is my rating better than my neighbours’?

Because heat only counts as lost when it leaves the building. Your floor sits above a heated flat and your ceiling sits below one, so neither is treated as a heat-loss surface. The ground-floor and top-floor flats have exactly that exposure, which is why they typically land a band lower on otherwise identical construction.
