Three quite separate housing stocks share one postcode district. There are the Victorian terraces around Maryland and towards the Forest Gate border; there is substantial post-war council housing, including the Carpenters Estate beside the station; and there is an enormous volume of post-2012 apartments — East Village in E20, built as the Olympic athletes’ village, plus the towers that have gone up around the park since.
New-build flats around the park are usually B or C. The Victorian terraces towards Maryland behave like the rest of East London and sit at D or E.
The things worth knowing before an assessor turns up at a Stratford address.
A lot of the new build around the Olympic Park is served by a communal heat network rather than individual boilers. That is assessed differently, and it needs the right heat-network details recorded — the source, the distribution losses, the charging arrangement. An assessor who treats it as a standard system will produce a rating that is simply wrong.
Every new home gets an EPC on completion and it lasts ten years. If your Stratford flat was finished after 2016 there is a good chance it is still in date. Check the register before you pay anyone — we would rather tell you that for free than sell you a certificate you do not need.
Post-war blocks around Stratford use construction types that do not always match the obvious assumption, and the wall type drives a large part of the rating. This is exactly the sort of thing RdSAP 10 tightened up the evidence rules on.
The minimum rating a landlord must hold rises from E to C — 2028 for new tenancies, October 2030 for the rest. What that means depends heavily on what you own, and Stratford is a specific case.
Mostly a non-issue for the new build around the park — those flats are usually already C or better. It is the Victorian terraces towards Maryland and the older converted flats where the 2030 standard actually bites.
