Leytonstone has a noticeably wider spread of stock than Leyton. The streets off the High Road are the same Victorian terraces, but head towards Bushwood and Wanstead Flats and the houses get considerably larger — Edwardian villas with bay windows, three and four storeys, often long since converted. Towards Whipps Cross the picture changes again to interwar semis.
D is the common outcome across E11, with the interwar semis tending to do a little better than the Victorian stock because they have a cavity to work with.

Where that applies, replacement windows and any external wall insulation are controlled by the council. It does not affect the rating you get today, but it does change which improvement recommendations are realistic — there is no point being told to fit external cladding to a frontage you are not allowed to touch. Worth checking your address with Waltham Forest before spending money on upgrades.
The Edwardian houses towards the Flats regularly have four or five bedrooms once loft and basement rooms are counted, which puts them on our £89 rate rather than £69. We tell you which applies before you pay, not after.
A 1930s semi at the Whipps Cross end and a converted Victorian villa off the High Road are different buildings with different problems. Local averages are close to meaningless here — the survey is what tells you where you actually stand.
The minimum rating a landlord must hold rises from E to C — 2028 for new tenancies, October 2030 for the rest. What that means depends heavily on what you own, and Leytonstone is a specific case.
E11 splits in two on this. The interwar semis towards Whipps Cross have a realistic route to C inside the £10,000 cap. The converted Victorian villas off the High Road generally do not, which makes an early, accurate assessment worth more there.
