What you're booking
An official Domestic Energy Performance Certificate: an accredited assessor visits, surveys the property under the government's RdSAP method, and lodges the certificate on the central EPC register. It is valid for 10 years and is the document solicitors, agents, lenders and councils accept — the same one required to sell or let a home, and to apply for most grant funding.
What happens on the visit

- Insulation and glazingLoft insulation depth where the hatch is accessible, wall construction and any insulation, floor type, and every window's glazing and frame.
- Renewables and extrasSolar panels, battery storage or anything else that changes the rating, plus paperwork you can produce for measures already installed.
What you receive
Your certificate lodged on the government register within 48 hours of the visit, emailed with its report reference. It carries your band, estimated running costs and a recommendation list — and we add a plain-English note on which recommendations are genuinely worth the money for your property, and which the software suggests but planning or the fabric would never allow.
Access we need
Someone over 18 to let the assessor in, plus access to every room, the loft hatch if there is one, the boiler and heating controls, the hot water cylinder, and the fuse board or meters. It can be you, a tenant, an agent or a neighbour — just tell us who to expect when we call.

How quickly will I get my certificate?
Most certificates are lodged on the government EPC register within 48 hours of the visit. If you need it faster for a sale, tell us when we call and we will do our best to prioritise it.
What happens after I pay?
You get an instant email receipt, then a call from us — usually the same working day, and always within one working day — to agree a visit time that suits you. Nothing else is needed from you until the assessor arrives.
How long does the visit take?
Typically 30 to 45 minutes for a standard home. The assessor measures each room, photographs the heating system, checks insulation where it is accessible, and records glazing and controls.
Do I need to be there?

Is the certificate officially valid?
Yes. Every assessment is carried out by an accredited Domestic Energy Assessor (Elmhurst Energy member EES/036737, ECMK member ECMK308081) and lodged on the central government register. It is valid for 10 years and accepted by solicitors, agents and lenders.
What if I need to change or cancel?
Changing the date is free — just call us and we will move you, even at short notice. If you cancel within 4 hours of booking you get a full refund. After that, up to 8 hours before your appointment, we refund you less a £35 late-cancellation charge for the slot held for you. Inside the final 8 hours the booking is non-refundable, but we will always move it to another day free of charge instead. Full details on our cancellations page.
