EPCs that keep your instructions moving
A property cannot be marketed without a valid EPC. We turn instructions into lodged certificates fast enough that your listings never wait on us — at a fixed price you can quote to landlords without checking.
The problems we take off your desk
A listing stuck behind a missing certificate
Marketing legally requires a commissioned EPC, and an instruction that sits unmarketable for a week is a landlord asking why. We prioritise agent bookings and lodge within 48 hours of the visit.
Landlords quoting you cheaper prices they found online
Our pricing is fixed and public — £69 up to 3 bedrooms, £89 for 4 to 5 — so you can quote it in the valuation meeting and it will not move afterwards. No call-out fees, no extras.
The 2030 problem sitting inside your managed book
Privately rented homes must reach a C-equivalent standard by 1 October 2030, and roughly 60% of the sector sits at D or below. Every managed property below C is a conversation your landlords need early — and the agent who starts it looks like the expert.
How we tailor the service for lettings agents
Priority scheduling for instructions
Agent bookings jump the queue. Tell us the tenancy or marketing deadline and we work to it, with evening and Saturday slots where access is tight.
We handle access directly
Give us the tenant or vendor contact and we arrange the visit ourselves — confirmed back to you, so your negotiators are not playing telephone.
Portfolio expiry audit
Send us your managed list and we map which certificates expire when, which properties sit below C, and what each realistically needs — so renewals never surprise you.
One monthly invoice
Every job across the month on a single consolidated invoice to your accounts team, referenced per property. No chasing individual receipts.
Floor plans in the same visit
Listing-ready floor plans from £49 while the assessor is already in the property — one appointment for the tenant, two assets for your listing.
MEES — E today. C-equivalent by 1 October 2030.
The cost cap rises to £10,000 per property, and a property that reaches C before 1 October 2029 stays compliant until that certificate expires. Agents who audit their managed book now hand their landlords a plan instead of a panic.
The compliance clock
Band E is the letting minimum
It is unlawful to let a domestic property rated F or G without a registered exemption. Roughly 60% of privately rented homes sit at D or below — compliant today, exposed tomorrow.
Lettings agents — questions we get asked
How quickly can you get an EPC done for a new instruction?
Usually within the week, often faster — tell us the marketing deadline when you book and we work to it. The certificate is lodged on the register within 48 hours of the visit, and you receive the report number as soon as it is live.
Do you deal with the tenant or vendor directly for access?
Yes. Pass us their contact details and we arrange and confirm the appointment ourselves, then confirm it back to your office. If keys are held at your branch, we collect and return them.
Can you review our whole managed portfolio?
Send the address list and we return an expiry and band audit: which certificates lapse when, which properties sit below C for the 2030 standard, and roughly what each would take to get there. There is no charge for the audit on registered partner portfolios.
What does it cost?
Fixed and public: £69 for homes up to 3 bedrooms, £89 for 4 to 5 bedrooms, including lodgement — no VAT to add. Partner agents get consolidated monthly invoicing rather than per-job payment if preferred.
