Get every property to C before the rush
The minimum standard for private lets rises from E to a C-equivalent by 1 October 2030, and around 60% of rented homes sit below it. We tell you where each of your properties actually stands, what genuinely moves the band, and what is not worth your money.
The problems we take off your desk
You do not know which properties are the problem
Certificates scattered across a decade tell you little. We audit the portfolio — current bands, expiry dates, and what each property realistically needs — so the spend lands where the risk is.
Everyone selling you something claims it lifts the band
We are assessors, not installers. We sell nothing at the end of a survey, so when we say the storage heaters are the problem and the spray-foam salesman is not the answer, there is no commission behind it.
The cost cap changed the arithmetic
The spend expected before an exemption applies rose from £3,500 to £10,000 per property. Phasing work across several years is now the sensible route — which means starting matters more than finishing.
How we tailor the service for landlords
Portfolio band & expiry audit
Every property mapped: current band, certificate expiry, distance to C, and the shortest sensible route there. Free for registered partners.
Plain-English improvement advice
Each assessment comes with what is worth doing, in what order, and what the certificate will recommend that planning or the fabric will never allow. No jargon, no upsell.
The 2029 head start
A property rated C before 1 October 2029 is treated as compliant until that certificate expires. Work done now carries you past the deadline without a second assessment — we plan portfolios around exactly this.
Landlord safety pack
EPC combined with your other compliance visits from £149 — fewer appointments, fewer tenant negotiations, one pack of paperwork per property.
Retrofit assessments for funded work
If a property qualifies for grant-funded improvement, the PAS 2035 retrofit assessment we provide is the document every funded route requires. From £299.
MEES — C-equivalent by 1 October 2030 — £10,000 cap
This is a confirmed deadline, not a consultation. Exemptions exist but must be registered to count, and the most common enforcement failure we see is an exemption a landlord assumed rather than registered.
The compliance clock
Band E is the letting minimum
It is unlawful to let a domestic property rated F or G without a registered exemption. Roughly 60% of privately rented homes sit at D or below — compliant today, exposed tomorrow.
Landlords — questions we get asked
My properties are rated D. How bad is that?
Typical, and manageable if you start early. D to C is usually loft insulation top-ups, heating controls, sometimes a boiler — the £10,000 cap covers it in most London stock. The hard cases are solid-wall and electrically heated properties, which is exactly why an audit before 2029 matters.
Do you sell or install any of the improvements?
No. We assess and advise only, which is deliberate — our recommendation carries no commission. We will tell you plainly when a heavily marketed measure is wrong for your building.
What does a portfolio audit involve?
You send addresses; we pull the current certificates, map bands and expiry dates, flag everything below C, and outline the realistic route for each. For properties without a valid certificate, we quote the assessment at the standard fixed price.
Is the £69 price really the whole price?
Yes — £69 up to 3 bedrooms, £89 for 4 to 5, including lodgement on the government register, with no VAT to add. Larger properties and HMOs are quoted individually before you commit.
