An Energy Performance Certificate (EPC) is a legal requirement whenever a UK home is sold, let, or newly built. Our Elmhurst Energy & ECMK accredited Domestic Energy Assessors carry out a full RdSAP survey of your property and lodge the certificate on the central government register — usually within 48 hours of the visit.

When do you need a Domestic EPC?

  • Selling a home — an EPC must be commissioned before the property is marketed.
  • Letting to tenants — rental properties currently require a minimum Band E rating under MEES, with government proposals moving the standard toward Band C.
  • New builds and conversions — completion requires an on-construction EPC.
  • Grant funding — schemes such as ECO4 and the Boiler Upgrade Scheme use your EPC as evidence of eligibility.

What happens during the survey?

The visit typically takes 30–45 minutes. Your assessor measures the building layout and volume, inspects heating systems, controls and hot-water cylinders, checks loft, cavity-wall and floor insulation, and records glazing types. The data is processed through approved RdSAP software and your certificate — valid for 10 years — is lodged on the national EPC register.

What it costs

£49 for a studio with no separate bedroom, £69 for up to three bedrooms, and £89 for four or five bedrooms. All prices include the survey and lodgement of the certificate on the government register — there is no call-out fee, no VAT to add, and nothing else to pay.
