What you're booking
A PAS 2035 Retrofit Assessment is the whole-house survey that every funded retrofit route requires before a single measure is installed. It is not an EPC and does not replace one: it is a far deeper look at how the building performs, how the household actually lives in it, and what the fabric can safely take.
What happens on the visit
- 2 to 3 hours on siteConsiderably longer than an EPC, because four separate assessments happen in one visit.
- Occupancy assessmentHow many people live there, how the heating is actually used, which rooms are heated and when. Funded measures are designed around real use, not assumptions.
- Condition surveyRoom by room, looking for damp, mould, condensation, disrepair and anything that must be fixed before insulation goes anywhere near the walls.
- Ventilation auditExtract fans tested, background ventilation checked. This is the step that stops a well-insulated home turning mouldy two winters later.
- Full RdSAP energy surveyEvery measurement an EPC needs, plus the extra detail the improvement plan is modelled from.
What you receive
A complete assessment pack, ready for a Retrofit Coordinator to design the improvement plan from, normally within 5 working days. If a valid EPC is produced as part of it we lodge that on the government register too.
Access we need
Every room, the loft hatch, the boiler and heating controls, and any external walls we need to see. Someone over 18 must be present throughout.
